Even the most larger RVs use this double-hot-pole setup instead when plugged into 50 amps in order to draw 120 volts from two distinct 120-volt circuits simultaneously for up to 12,000 watts of power at once. Hence it does not matter which receiver is connected with either wire.Step 7To complete the installation of your new 50 amp outlet, you must switch back on the main breaker and then turn on its double-pole breaker.Step 8To ensure a safe connection for your RV, use the voltage meter set to 240 volts as specified by the manufacturer and test each receiver before plugging in. Insert one probe into an individual hot slot while placing the other prob into its corresponding neutral slot; you should receive a reading of 120V. Then move both probes to their respective hot slots and record that same result -120V- verifying that all is well with your wiring setup! Finally, place both probes within two distinct hot receivers simultaneously: now you should get your expected voltage rating of 240V confirming successful completion of this important safety check.

 WOOD CHECKINGBoth White and Red Cedar Found in many rustic furniture are subject to the natural process of checking.  This is a completely normal process in the "seasoning" of the wood as it dries. Scientifically, checking occurs as cedar releases moisture and shrinks/expends as the wood dries. As cedar dries, the exterior or sapwood is exposed to the elements causing it to dry and shrink faster than the inner surface.  The inner surface known as heartwood tends to dry slower causing checking to occur. Checking is defined as:A lengthwise separation of the wood from traditional or kiln dried seasoning that can extend through the annual growth rings. Wood naturally dries from the surface to the center causing moisture fluctuation.  It is important to note that the result of checking is neither a split or a crack. Understanding your RV Pedestal - Intro 101 30-amp (120 volts - 2 pole, 3 wire RV outlets)The 30 amp, or the more technically called TT-30P (plug) and TT-30R (receptacle) are designations reserved specifically for motorhomes, rv’s and trailers.  The 30 amp RV Plug is 120-volts and must be wired accordingly. A 30 amp will consist of 3 wires; black (HOT), white (neutral) and green (grond). 50 amp (120/240 volt 3 pole 4 wire) The 50 amp has 4 wires with two being HOT and is the standard for larger RV’s.  The receptacle is labeled 14-50R and the plug 14-50P. The wiring consists of two, 120 volt hot wires, a neutral, and the half round pin being the ground.  The two independent 120 volts creates 240 when you test across and 120 volts between each individually with ground and neutral. The two wires should be connected to a 50 Amp breaker. 15/20 amp The 15 & 20 amp is the most common outlets with the 20 amp usually found with GFCI protected outlets.  Rated for 125 volts/20 amps. Much like the 15 amp receptacles found in homes. Stains and clear coat sealants are a great option to protect your new cedar furniture from dampness, loss of color, and further resist decay.  Because of this, staining and coating your new purchase can increase durability and potentially save you money in the long run! STEP ONE:Lightly sand your cedar wood furniture to make sure it's ready for your sealant. Sanding is especially necessary on older cedar or wood that has previously been exposed to the elements. It is important to not over-sand the wood as cedar wood is relatively soft.  If you prefer to use an electric sander, make sure you take your time as to not over-sand. Sanding the wood lightly by hand with 120-220 grit is the recommended method. STEP TWO:Make sure the wood is clean by using a vacuum, lint free rag or tack cloth; wiping down your furniture will ensure an even coating of stain.  Next apply wood stain using the manufactures recommendations.  Stains can be applied with a cloth, bristle or foam brush (always follow the grain when staining).  The longer the stain is applied doesnt necessarily mean the darker the stain will be.  This leaves it open to dark spots and streaks.  Its important to wipe down your project any any unabsorbed stain to further eliminate these streaks and dark spots. Oil-Based Stains Gives a longer working time, enabling you to stain larger projects without the worry of dry marks Oil stains do not raise the grain and eliminate or reduce the need for additional sanding Example3  Water-Based Stains  Are lower odor vs oil-based stains. How to Buy a Campground: A Guide To Success So your sitting around the campfire and it hits you; if you owned a campground you could do what you love.  If this thought has ever crossed your mind we are here to give you the direction you need. Step 1:Identify Your OpportunityMaybe you have noticed a local campground for sale or you are in search of the perfect campground location.  Let's take a look at ways to get started in your search.  Check Online! There are a few websites that specialize in campground sales such as ParkandPlaces.com. Consider Franchises: If you are not against franchising there are great opportunities such as KOA or Jellystone. Brokers & realtors; check with a local commercial broker and have them keep an eye out in your area.  Questions to ask?1. What are you looking for? Other things to consider during your search is to establish exactly what you're looking for.  Basically there are a few options here; start from scratch, buy a "fixer upper," or a turn key operation.  Sometimes a little elbow grease on a well used campground can keep the operation budget friendly and allow you to make repairs as you go.  Whereas, a turn key operation might mean spending more up front, but the initial downtime or rebuild expenses may be lower. 2. To hire or not to hire? Many small campgrounds are family run and it's a perfect way to stay busy and save costs.  If you are handy, love to work outdoors and can be a steady presence on the ground, this may be a valid option.  For those who can justify the expense, having an extra hand on site never hurts! There are also options such as workampers who may work in return for a free campsite!  A campground owner outside of Denver says he loves living on site: " The pros are getting to do what I love and work from home.  Living on site allows me to attend to the needs of the campers and best of all I get to meet new people daily." He also mentioned there can be negatives to living on site as well. "The cons can also be the same as the pros! Always being available can be draining at times, but all in all we love what we do." 3: Franchises vs. Independent Campgrounds: First and foremost one decision is not necessarily better than another.  This decision depends on your goals and costs associated. Franchises must regularly meet standards so your customer base knows and relies on a quality experience each time.  They also benefit from an existing infrastructure, or a proven model of success. This includes brand recognition, reservation systems, and a large marketing support.  For starters, let's take a look below at an average KOA franchise cost analysis. Initial Franchise Fee: $30,000Annual Administrative Fee: $1,500Royalty Fee: 8%* of camping registration revenue (site reservations only)Advertising Fee: 2%* of camping registration revenueTerm of Franchise Agreement: 5 YearsFranchise Training: 5 days during KOA University and ongoing With that, you must also have at least 10 acres of land already purchased and in your possession.   KOA also defines a start-up campground needs to commit to a minimum of 75 RV sites and 90 total sites.  The average cost to build a site is around 1800-2250 according to KOA. Franchising while a great option is not the only way.  There are thousands of independently owned campgrounds.  If you have the drive, know how and ability there can be some advantages to staying private.  There is more control over costs, rules, growth and less associated fees. At the end of the day franchises may offer more support and brand recognition, but private owners do have a little more flexibility and room to make it exactly how they are visioning. 4: Know your clientele. Ultimately you will need to determine who your clientele will be.  Will you be offering full time or long term sites? Is your campground for short term stay only? There are many things to consider when determining this and cash flow is a big one.  There can be many obstacles to overcome if you do allow long term sites, but ultimately that decision is going to be based on your operations. If you are in a destination or touristy location having full time sites may do more harm than good.  If you do want to offer such sites it may be worth having designated spots away for such occasions. 5: Does your location warrant steady traffic? This one should be pretty obvious so we will only quickly touch base on it.  When choosing a location it's best to think about the demographics. Does your area have heavy traffic and or is it near a destination spot?  Many visitors may only be passing through, but it's a great revenue source. If you can find a location close to local attractions or touristy areas you may be able to capture the best of both worlds.  Step 2: Organize Your Financing Financing can easily be one of the most complicated steps in buying a campground.  A lot of RV park owners struggle to get the necessary financing to build out or make upgrades to a campground. Many buyers find themselves needing to approach multiple lenders, but don't let this discourage you.   Having a business plan is going to assist in getting lenders on board.  It's best to outline what you want to do and how you are going to do it. It may be necessary to put together a 3 to 5 year plan.  In doing so, don't forget to account for improvements and regular maintenance. If looking to purchase an existing campground, first consider if you want to utilize a broker or not.  There are fees associated (around 5 to 7 percent), but the knowledge and assistance may be worth it. Many campground owners over evaluate their businesses worth and a broker can help gather the right information.  It's also important to make sure you have reserve funds beyond the initial deposit. You never know what surprises you may find that need immediate attention. Step 3: Ask Questions and Inspect Everything. First and foremost, do your due diligence before you sign anything.  This means asking a lot of questions, doing inspections and lots of research. Few things to check into are land surveys, septic, water, and electric.  These are all major expenses and having the right information could protect you from a potential issue in the future. It may be a valid question to ask the current owners why they are selling as well.  This will help gauge and at least put on the radar any concerns the current owners may have. Step 4: Make An Offer When you are ready to make an offer, do so on contingencies of the inspection. Outdoor Hospitality; What Lies Ahead

While it may be true that no one saw 2020 coming, some industries fared better, while others are set to make a greater comeback in 2021.  Luckily, the outdoor hospitality market is one poised for continual growth!  Many Campground and RV parks found themselves busy and overcrowded throughout the pandemic.  This in part was due to an influx of new RVers as well as a many work from home positions.  We see that 2020 edged on a new wave of outdoor travelers yearning for a simplistic form of entertainment while still being safe and active. Continually, the industry has become more and more compelling to millennials who enjoy the less expensive cost of accommodations and travel.  As a result of these positive trends, the outlook is positive, albeit not without concerns. While Covid has put more emphasis on local travel due to restrictions, we may see some downward pressure as restrictions are lifted and global travel opens up further.  In addition, we may see some volatility in fuel prices which has a direct correlation to RV travel and could lead to a decline in revenue for campground owners.  Development:The industry is also showing an increase in development funds.  It seems some developers are pivoting focus to building new or improving camping resorts around the country.  as a whole is expected to see continual growth moving into the new year.   RV SalesMore than half of all campers (51%) say they are looking into buying or interested in purchasing an RV. In June, more than 41,000 RVs were shipped out, the industry association reported.  For context, this was a 10% increase from the same time last year.  Since business began reopening after COVID there has been an increase in road trips and traveling which have also prompted a steady growth of RV sales.  As a whole, the Recreational Vehicle Industry Association reported RV sales rising 4.5% in 2020, to over 424,400 units. Campgrounds:Nearly 1/4 of all first time campers took their first trips during the pandemic.  KOA reports; 19% of millennials, 17% Gen X & 15% of Gen Z travelers reported camping for the first time in 2020.

History of the Modern Picnic TableThroughout history, a variety of tables have been utilized for outside dining, but the classic A-frame rectangular picnic table was developed in the United States in the early 20th century. In 1903, the first comparable table was described, which was based on an 18th-century sawbuck table; today's most popular design, known as a "Lassen table".Picnics began during the Victorian age, when picnics frequently included either laying a blanket on the ground or bringing the entire set-up of indoor eating to the outdoors. The disadvantage of this early form of picnicking was that indoor dining furniture could not be taken far from the house, and it frequently wasn't appropriate for outdoor usage.In 1903, Charlie H. Nielsen of Kreischerville, New York, filed a patent for a design and manufacturing method for simple picnic tables. He had no idea that his basic yet ingenious invention would still be in use today in millions of locations across the world more than a century later.With the explosion of national parks and forests in the early twentieth century, fixed picnic tables as a park amenity began to be widely utilized. In many situations, there use was implemented to minimize impact to the natural surroundings. A wide range of picnic table designs were initially developed.
